Michelle, I think it's definitely a good idea to get a feel for the level of road noise at the smaller property this weekend. It would be hard to get away from it on just two acres. Our old place in NY was along a two-lane highway which probably wasn't as well traveled as your area, and the noise bothered me. I'm much happier off the beaten path.
As for clearing out PP, It's taking us a little while to get started on that project here, but I am sure that it won't take nearly as long to complete a track as it would to clear a field. We haven't actually used the tractor much in the clearing that we have done, either -- a chainsaw is our main tool.
I wouldn't worry too much about the size of the property, either. (As long as it meets legal size requirements for horse keeping.) Especially with the prospect of those nearby trails and convenient location to town. Lots to think about!

Nice layout plan, Michelle!
Love the plan. The only thing I can think to add (or subtract, as the case may be) would be to think about leaving off the second line of fence along the wooded area on the NW side. Unless you have other plans for the section of trees along the perimeter, maybe just bring your track fence in and leave extra room in that area for a loafing cell. Maybe just see how the horses use the space and then add the second line if needed. I like my wooded loafing zone like that, and I think it would work even better if it were located, like yours is, on the side away from the gate & house.

Aw, Michelle -- that sounded so good! I wonder if there would be any possibility of being granted some sort of zoning variance based on your alternative horsekeeping strategy? With paddock paradise you won't be creating a dusty field, and manure management can be more controlled. Can't think what the other "good neighbor" considerations would be right now... Would it be worth asking about, or would it not be worth dealing with the stress of having to immediately become a model facility? Just a thought. Do the neighbors have horses?

Michelle, I don't know how I missed watching your video when you posted it almost a month ago (!), but I watched it today and thought it was great. :-) Your fence posts look so straight and nice. How is that one corner with the fiberglass post working out -- have you rounded it off like the other one yet? Or is it just fine with only one horse? It looks like a lovely horse habitat in the works.

My page now I guess...
I stole this page for my own purposes, lol. I wasn't sure how to make a NEW one, and thought that the "insert your page here" was making a new one. Alas, now there is no "insert your page here" page... Hopefully that will be fixed for other people wanting to make a page =) I'm pretty sure that I interpreted the purpose of this section correctly... I wanted to make a page to blog my land purchase and paddock paradise journey... Someone can let me know if I'm supposed to be doing this somewhere else!

center track playtime
My ideal amount of playtime in the center field for my horses is about an hour per day. A good way to do that is to let them out first thing in the morning when we wake up, then put them back on the track after we get out to feed them. They are more willing to come back off the grass when we're standing there with their bucket meals. ;-)
Regarding sugars in the grass: Early morning is the safest time, before about 10 A.M.. Just think of it this way: The more sun time grass gets, the more sugars it creates through photosynthesis. which type of electrical fencing is best
I just use basic electric rope, and fiberglass step-in posts. I haven't had any problems so far. Even had a medium-sized tree fall onto it. I just moved the tree, and the rope went back to how it was before. I may have readjusted one of the step-in posts, but that's it.
